Little Venice

contemporary reconfiguration

Extending to approximately 4,500 sq. ft., the scheme involved significant structural works, including partial underpinning to the lower ground floor and the formation of a new roof extension. Working within a conservation-sensitive setting, the façade was carefully stabilised while the internal layout was reconfigured to create a more contemporary and coherent arrangement of space.

At lower ground level, the property was selectively excavated to improve ceiling heights and introduce garden-facing living areas, strengthening the connection between the interior and the landscaped rear aspect, something that is central to townhouses in this part of London. Across all five floors, structural sequencing and temporary works were managed with care to protect both the retained structure and neighbouring buildings.

Alongside the structural interventions, considerable attention was given to restoring period detail. Decorative cornices and mouldings were replicated where required, and original fireplaces were retained and refurbished, ensuring the historic character of the interiors was preserved rather than replaced.

The project was design-led throughout. Bespoke joinery, considered material choices and restrained architectural detailing define the principal accommodation, while a private cinema was integrated within the plan without compromising the building’s overall proportions.

Given the proximity of adjoining properties and the constraints of the conservation area, neighbour liaison and party wall coordination were integral to the delivery strategy. The works were completed over an 18-month programme under direct senior oversight, maintaining clarity, quality and steady progress throughout.

The result is a carefully judged intervention, respectful of the townhouse’s heritage, yet confident in its contemporary reconfiguration.

Each one reflects our dedication to quality, innovation, and building spaces that stand the test of time.
