Occupying a commanding position on Avenue Road in St John’s Wood, one of London’s most distinguished residential addresses, this substantial 11,000 sq. ft. detached villa underwent an extensive refurbishment and enlargement. We turned this impressive property into an exceptional contemporary family residence of scale and presence.
Delivered under the direction of our senior leadership team, the project encompassed significant structural alterations, the formation of a new basement and the construction of roof extensions to reconfigure and enhance the overall architectural composition of the property. New roofs were installed alongside meticulous façade restoration, incorporating DOFF cleaning and traditional lime mortar re-pointing to preserve and elevate the building’s classical character.

Internally, the residence was entirely restructured to provide seven bedroom suites, dedicated staff accommodation and a series of expansive reception and entertaining spaces.
A private cinema, bespoke wine room and statement staircases formed architectural focal points, while a fully integrated Crestron automation system delivered seamless control across lighting, shading, security and environmental settings. High-quality materials and refined detailing were employed throughout, creating a residence distinguished by craftsmanship, proportion and material quality.

Working in close collaboration with the appointed architect, professional team and specialist consultants, the project required precise coordination.
Significant planning sensitivities, neighbour liaison and complex party wall awards were carefully managed throughout the 24-month programme. State-level security infrastructure was discreetly integrated into the construction process, complemented by comprehensive landscaping works designed to enhance privacy and reinforce the estate-like quality of the setting.
Completed under a contract in excess of £5m, the project was delivered on time and on budget, supported by structured cost reporting, disciplined programme management and clear stakeholder communication throughout. The finished residence combines architectural gravitas with contemporary sophistication, reflecting the depth of expertise, discretion and controlled delivery brought by our senior team to complex, high-value private residential schemes.
